Frontline delivered a comprehensive Field Survey Report and stabilization program for the Forty200 Apartments, prioritizing life-safety/code corrections, 12-month repairs, and long-term items. The plan sequenced work to reduce risk quickly, restore compliance, and protect operations.
Key Highlights
Documented deferred maintenance and life-safety risks, including settling, soffit/fascia deterioration, balcony and stair deficiencies, roof leaks, uneven walkways, and fire alarm panel issues.
Completed Phase 1 stabilization: roof replacements, siding/soffit/fascia repairs, balcony & stair reinforcement, gutter replacement, concrete grinding/leveling/repour, tree work, pressure washing, pest/waste removal, repainting, vent covers and window screens, and perimeter fence repairs.
Managed contractor selection and bid leveling to secure cost-competitive, technically qualified teams.
Delivered Phase 1 under budget while aligning with the broader capital plan.
