Overview
Frontline was engaged to provide full-service project delivery for the Enclave at Kings Fort Phases 1 & 2 in Kaufman, TX. Acting as the Development Manager, Construction Manager, and General Contractor, Frontline led entitlement, preconstruction planning, civil development, and vertical construction activities across the 41-acre site.
Key Highlights — Preconstruction & Entitlement
Coordinated rezoning, final platting, and permitting with the City of Kaufman.
Managed the PID/TIRZ financing process including consultant coordination and budgeting.
Developed preconstruction schedules, conducted value engineering, and established permit-ready budgets.
Key Highlights — Construction Management
Acted as Owner’s Representative for budgets, schedules, and cost projections.
Oversaw subcontractor procurement, bid leveling, and contract negotiations.
Managed change orders, submittals, and pay applications.
Facilitated OAC meetings and prepared monthly progress reports.
Key Highlights — General Contracting (Execution)
Delivered site development and horizontal infrastructure under the AIA A102 contract.
Coordinated franchise utility installations, stormwater management, and roadway improvements.
Oversaw field operations, safety, and QA/QC for all activities.
Directed post-construction closeout including utility transfers, warranty documentation, and punch list completion.
